Foundation

3000 p.s.i. poured concrete footings, walls, basement and garage floors.
Exterior foundation walls of house damproofed below grade.
Pre-cast bulkhead stairs with metal bulkhead, unless it is a garage under or walkout basement.
Two foundation window with the exception of walkout basements in which case the builder installs two walkout windows.(placement of foundation windows and walkout windows is at the discretion of the builder)

Construction

Pressure treated 2x6 sills at foundation with foam sill seal.
2x10 floor framing stock at 16” o.c. or engineered floor trusses or floor joists.
3/4” sub-flooring.
2x6 exterior walls 16” o.c. with 7/16” OSB sheathing and house wrap, garages will be framed 2x4.
2 –car garage with one 16’ x 7’ overhead door, opener and two remotes.
Passive Radon Mitigation System through the roof.

Roof

Conventional roof framing with 1/2” plywood sheathing, or equivalent product.
30 year warranty architectural shingles with 15 lb. felt paper and metal drip edge
Ice and Water shield along eave of roof, at drip edge and all valleys.
Two types of ventilation as indicated on plan.

Windows and Exterior Doors

White vinyl windows with tilt balances, low E, insulated glass, full screens and stationary grilles in glass.
Steel, insulated exterior doors as indicated on plan. Front door will be fiberglass & will be painted white (alternate door color selections are not an option prior to closing).
6’-0” slider with low E,insulated glass (no grilles) to a pressure treated 12x10 deck

Exterior Finishes

Vinyl siding with white vinyl corner boards, and white vented soffits.
White aluminum clad fascia and rakes.
Ashwood Companies has final approval of all vinyl color selections.
Low maintenance, raised panel vinyl shutters installed as indicated on marketing plan
Front entry porch with composite decking and vinyl rails as indicated on marketing plan

Insulation

R-38 blown in insulation in second floor ceilings, and R-30 fiberglass batts in all sloped ceilings.
Exterior walls with R-19 batt insulation and poly vapor barrier.
Basement ceilings with R-19 batt insulation.
Cathedral ceilings insulated per code requirements.

Baths

Traditional style vanities with lights over mirrors (included in total allowance) to be selected at Specialty Kitchens.
One piece white fiberglass tubs or showers and oval ceramic sinks.
White round bowl, water saver toilets.
Your choice of vinyl flooring selections at Benson flooring with a $20.00 per yard allowance

Kitchens and Laundry

Traditional style cabinets with your choice of colors and countertop selections at Specialty Kitchens. See Attached list for allowances.
Please note: There is a possibility of increased electrical costs due to the Buyer’s cabinet selection. The Buyer will be responsible for the increased costs and must pay directly to Ashwood Development Co. Inc. upon notification.
Appliance allowance of $1500.00 at Major Brands (Appliances selected other than standard size must be approved by Ashwood Development Co. Inc. prior to purchase.)
Electric line for stove & dryer-standard.
Stainless steel double bowl sink with single lever faucet and separate pull out spray.

Interior Walls & Finishes

1/2” sheetrock with smooth finish on all interior walls and textured ceilings throughout.
One coat primer and one coat latex flat paint “Atrium White” color on all walls
One coat primer and one coat latex semi-gloss paint “Atrium White” color on all trim and doors.
Interior raised six panel hardboard doors with wood frames.
2 1/2” ‘colonial’ trim on all windows and doors and cased openings and 3 1/2” ‘colonial’ baseboard.
Open railing stairway for 3 steps., unless plan indicates otherwise. Clear coat, newel post and handrail, and painted balusters as indicated on plan.
White ventilated closet ‘shelf & rod’ shelving.
Flooring selections from Benson Flooring. Allowance based on $20.00 per yard
Approximately 8’-0” ceiling height on two story plans and 9’-0” ceiling height on ranch designs
Pre-finished Hardwood floors in Dining room. In homes that do not have a dining room there will be an allowance for 196 square feet of hardwood.

Plumbing

White fixtures with chrome single lever handle faucets.
Two exterior frost-free faucets.
40 gallon gas hot water heater. (50 gallon gas hot water heater with whirlpool only). Placement of hot water heater is at the discretion of the Seller and may not be in a consistent location within all homes.
Washer and electric dryer hookups with exterior dryer vent.

Electrical

200 amp service with circuit breakers and copper wiring throughout.
Overhead lights in kitchen, breakfast area, dining room, halls, baths and walk-in closets.
4-pair telephone wiring at three locations as indicated on plan.
Pre-wiring for cable TV at three locations as indicated on plan.
Pre-wired for ceiling fan in master bedroom.
All bedrooms wired with one switched outlet.
Smoke detectors where code requires.
Fan/light combo in baths without a window in lieu of overhead light.
Starter security package.
Two exterior, weatherproof outlets.

Heating

One zone, gas fired, forced hot air, approximately 92.1% efficiency furnace, power vented where design allows, with disposable filter.
Placement of furnace and air conditioning (upgrade item) units are at the discretion of the Seller and may not be in a consistent location within all homes.

Specifications will supercede any plans for construction.
The Seller reserves the right to establish the placement of the home, alter existing topography, determine tree removal, and establish all final grades on property. All flooring, cabinet and exterior color selections must be completed within 14 days or the Seller has the right to select from the standard selections. Without notice, the seller reserves the right to substitute equivalent or better products, materials, different manufacturers or suppliers from those listed above. Only appliances purchased through Ashwood approved vendors (stove, dishwasher, microwave) will be installed in the home. Model or Spec Homes may be enhanced with upgraded items and should not be considered standard features for all homes.
